HVAC Compliance &
Maintenance Services
Protect your business, stay compliant with legislation, and maximise the reliability of your HVAC investment with our comprehensive planned and reactive maintenance programmes.
PPM Contracts
Tailored to Your Portfolio
A Planned Preventative Maintenance (PPM) contract is the most cost-effective way to manage your HVAC assets. Regular scheduled visits prevent breakdowns, extend equipment life and keep your systems operating at peak efficiency.
- Scheduled maintenance visits — quarterly, bi-annual or annual depending on equipment
- Filter cleaning and replacement
- Refrigerant level checks and F-Gas leak testing
- Electrical checks on controls, sensors and safety devices
- Coil and heat exchanger inspection and cleaning
- System performance benchmarking and reporting
- Priority response for emergency call-outs included in contract
- Full service records and compliance documentation
Stay on the Right Side
of the Law
UK legislation places specific obligations on building owners and operators. We make compliance straightforward — handling the surveys, testing and documentation you need to avoid fines and liability.
F-Gas Compliance & Leak Testing
Legal leak testing at required intervals, F-Gas logbooks, REFCOM-certified engineers and full regulatory reporting.
TM44 Air Conditioning Surveys
CIBSE-accredited TM44 inspections for AC systems over 12kW — avoid fines of up to £300 per system.
Reactive Maintenance Contracts
Pre-agreed response times and discounted call-out rates for breakdowns outside your PPM schedule.
Energy Performance Reporting
Detailed efficiency benchmarking and carbon reporting to support ESG targets and equipment replacement decisions.
Do You Need a
TM44 Survey?
If your building has air conditioning systems with a combined output of more than 12kW, UK law requires regular TM44 inspections. The first inspection must be carried out within 5 years of the system being commissioned and repeated every 5 years thereafter.
Our TM44-accredited inspectors will assess your systems, produce the required report and register it with the appropriate authority — giving you complete peace of mind.
Accredited Inspectors
TM44-accredited engineers who can certify and register your survey
Avoid Fines
Penalties for non-compliance can reach £300 per system — we keep you covered
Multi-Site Scheduling
We manage survey schedules across multiple properties in your portfolio
Competitive Rates
Bundle TM44 surveys with your PPM contract for better value

F-Gas Regulation (EC) 517/2014 places strict obligations on operators of equipment containing HFC refrigerants. Non-compliance can mean substantial fines, enforced shutdown and reputational damage. We take the complexity out of F-Gas management, keeping your site fully documented and ready for inspection at any time.
- Mandatory leak testing at intervals set by CO₂-equivalent charge weight (annual for 5–50 t CO₂e, six-monthly above 50 t, three-monthly above 500 t)
- Electronic and ultrasonic leak detection using calibrated, REFCOM-approved equipment
- Compliant F-Gas logbooks maintained digitally and available on demand
- Refrigerant weighing on charge and recovery, with certified records for regulatory reporting
- Full contractor handover — we audit existing logbooks and bring them up to date when you switch to us
- REFCOM Elite-certified engineers on every job, satisfying Regulation (EC) 517/2014 competency requirements
Air conditioning systems with a combined output over 12kW must be inspected by an accredited assessor and lodged on the government's national register — failure to comply can mean fines of up to £300 per system. We manage the whole process, from scheduling through to lodgement and five-year recall.
- First inspection required within five years of commissioning, and every five years thereafter
- All surveys conducted by inspectors accredited under CIBSE, RICS or equivalent government-approved schemes
- Assessment covers system condition, controls, zoning adequacy and energy-saving opportunities
- Reports lodged directly on the government's national air conditioning inspection database
- Proactive renewal reminders and a centralised compliance calendar so you never miss a deadline
- Multi-site portfolio management with consolidated renewal calendars for facilities managers
No maintenance regime eliminates breakdowns entirely. A reactive maintenance contract ensures that when a fault does occur, you get a guaranteed response within a pre-agreed timeframe — not a best-effort visit slotted around non-contract work.
- Pre-agreed response time SLAs tailored to your criticality — from next business day through to same-business-day response
- Discounted call-out and labour rates versus standard non-contract pricing
- Priority queuing — contract customers dispatched ahead of ad-hoc callouts
- Out-of-hours cover available where downtime outside core hours can't be tolerated
- Every visit fully documented and appended to your asset maintenance record for audit and warranty purposes
- Flexible structures — reactive-only or combined with PPM for comprehensive coverage
HVAC typically accounts for 40–60% of a commercial building's energy consumption. For organisations with ESG commitments, BREEAM assessments, EPC targets or a formal Net Zero pathway, credible performance data isn't optional — it's foundational.
- System efficiency benchmarked against manufacturer-rated COP and EER to identify performance degradation
- Energy consumption measured and attributed per zone, floor or individual asset
- Equipment age and condition assessment to prioritise replacement within capital planning cycles
- Carbon output calculated using current UK grid emission factors, with Scope 1 refrigerant leakage quantified separately
- Reports delivered in PDF (board and surveyor ready) and CSV (for BMS, CAFM and sustainability platforms)
- Net Zero pathway planning — phased decarbonisation roadmap with indicative costs and projected carbon savings
