Keep Your AC Running
at Peak Performance
An annual service isn't optional if your system contains refrigerant — it's required by F-Gas regulations. Our servicing visits keep your system efficient, extend its working life and provide the statutory documentation you need to stay compliant.
A Thorough Annual Service
That Covers Everything
A proper AC service covers far more than cleaning the filters. Our engineers work through a comprehensive checklist on every visit, documenting all findings and updating your F-Gas logbook.
- Indoor and outdoor filter cleaning or replacement
- Refrigerant charge check and leak inspection
- Electrical connections and controls inspection
- Condensate drain clearance and flow test
- Heat exchanger coil inspection and clean
- Fan motor and bearing inspection
- Thermostat calibration and controls test
- F-Gas logbook update and service certificate issued
Flexible Maintenance Plans
to Suit Every Situation
Whether you need a one-off annual service or a managed PPM contract covering dozens of sites, we can build a plan that works for your budget and your schedule.
Annual Service Visit
A single comprehensive service visit covering all units on a site, with full documentation and a service certificate issued same day.
PPM Contracts
Fixed-price annual contracts with scheduled visits, reminder notifications and priority response for between-visit breakdowns.
Multi-Site Management
We coordinate maintenance schedules across all your premises, providing a single point of contact and consolidated reporting.
F-Gas Logbook Service
Statutory F-Gas records maintained and updated on every visit — essential for legal compliance and for resale of your property or business.
Filter Replacement Programme
Regular filter changes on a scheduled basis — particularly valuable in high-dust or high-occupancy environments where filters block faster.
Service Reminders
We track your service history and contact you when your annual visit is due — so maintenance never slips through the cracks.
Servicing Pays for
Itself Many Times Over
A blocked filter alone can increase energy consumption by 10–15% and stress the compressor unnecessarily. Regular servicing is not just a legal requirement — it's the most cost-effective way to protect your investment.
Legal Compliance
F-Gas regulations require regular inspection of all systems containing refrigerant — we keep you on the right side of the law
Lower Energy Bills
A well-maintained system consumes up to 15% less energy than a neglected one of the same age and specification
Fewer Breakdowns
Most AC failures are preceded by warning signs a service visit would catch — refrigerant pressure drop, failing capacitors, blocked drains
Longer System Life
A serviced system can last 15–20 years; a neglected one may fail within 7–8 — servicing is the cheapest form of capital cost deferral

Our standard annual service visit follows a 12-point checklist that covers every aspect of system performance and F-Gas compliance. Most sites with up to 6 indoor units can be completed in a single half-day visit.
- Filter cleaning or replacement — dirty filters are the number one cause of reduced efficiency and high running costs
- Evaporator and condenser coil inspection and cleaning using appropriate coil cleaner
- Refrigerant level check and F-Gas leak detection test (electronic sniffer)
- Condensate drain flush and test — blocked drains cause internal water leaks
- Electrical checks on controls, capacitors, contactors and safety cutouts
- Service certificate and updated F-Gas logbook issued on the day
A Planned Preventative Maintenance (PPM) contract takes the hassle out of keeping your AC systems compliant. We manage everything so you don't have to think about it.
- Fixed-price annual contract — no surprise bills for routine maintenance or compliance work
- Scheduled visits booked in advance and confirmed with reminders so access can be arranged
- Priority response for reactive call-outs outside the scheduled visit — usually same or next day
- All F-Gas records maintained by us on your behalf — always available for inspection
- Multi-site contracts available with a single consolidated invoice and account manager
- Contract terms are flexible — monthly or annual payment options available
If you manage multiple properties — whether a small portfolio of offices or a national retail estate — coordinating AC maintenance across all sites quickly becomes a burden. We take that burden away entirely.
- Dedicated account manager who knows your estate, your engineers and your reporting requirements
- Consolidated scheduling — we plan visits to group nearby sites where possible, reducing disruption and travel costs
- Single monthly report covering all sites: assets serviced, any defects found, recommended repairs and next visit dates
- One invoice covering all sites, with a full asset register maintained by us
- Escalation procedures agreed in advance so you know exactly how out-of-hours emergencies are handled
Under UK F-Gas Regulations, every system containing HFC refrigerant must have an up-to-date logbook recording all work carried out on it. This is a legal requirement — failing to maintain records can result in enforcement action and complications when selling a property or business.
- Every service visit generates a logbook entry: date, engineer name, work carried out, refrigerant quantities handled
- F-Gas leak detection results are recorded — systems above 5 tonnes CO₂e must be checked annually
- Records are retained for a minimum of 5 years as required by legislation
- We can take over and update historic records if your previous contractor's documentation is incomplete
- Logbooks are available in digital or paper format according to your preference
A blocked filter forces the fan to work harder, reduces airflow over the evaporator coil, and can cause the coil to ice up. In high-dust environments — kitchens, salons, woodworking shops, schools — filters can block in as little as 6–8 weeks.
- We assess filter condition at every visit and replace rather than just clean if the media is saturated
- High-efficiency replacement filters (G4, M5, F7) are available for environments with air quality requirements
- In very dusty environments, we recommend quarterly filter changes rather than annual — this alone can reduce running costs by 15–20%
- Some units have washable filters; others require disposable media — we know the difference for every brand and model we service
- Filter change records are logged so you have a maintenance history if a warranty claim arises
Most building managers have dozens of compliance deadlines to track. AC servicing is one that often slips — until the system breaks down or a compliance audit flags a missing F-Gas record.
- We track your service history in our system and contact you when your next visit is due — typically 8–10 weeks in advance
- Reminders by email or phone, according to your preference
- We also flag when a TM44 Air Conditioning Survey is approaching its 5-year renewal
- If a system is due both a service and an F-Gas leak test, we combine them in a single visit to minimise access requirements
- You can access your full service history on request at any time
